Moisture Intrusion - Stucco Remediation

“I’m buying an older stucco home, and I have questions about the moisture levels and the condition of the exterior structure. Would I be smart to have moisture testing done, and what are my options if problems are identified during the inspection?”

When it comes to moisture intrusion restoration and repair, Barrier Exteriors has the expertise to handle all aspects of the repair, from initial testing through to finished design.  We work closely with the area’s leading inspectors, engineers and lawyers to help ensure and maintain the value of your home.

Some common reasons for moisture problems are:

1. Exterior Openings (e.g. windows) with in-adequate flashing install (i.e. pan flashing)
2. Missing Kick Out or Diverter flashing
3. Poor roofing/wall/chimney design (dead valleys)
4. Improper deck ledger or patio attachments
5. In-adequate drainage away from foundation and/or walls
6. Exterior walls with inadequate weather resistive barriers
7. Overall Building Science- Interior Vapor Trying to get out
8. Low Perm Vapor Barriers- Lowering the walls ability to dry

Although moisture intrusion has become a focus behind stucco-clad homes, the issue can exist behind other cladding materials like brick, stone, wood and composite siding. The issue is most common in homes built between 1985 and 2003. Building codes and practices have since been updated to include the installation of kick out flashings, weep screens, and pan flashings under windows, and as a result, many of the issues have been resolved. However, other issues like excessive interior humidity and low perm vapor retarders continue to develop problem areas and further complicate the issue.

Because moisture problems are often times hard to see at face value, we use third party moisture testing through certified firms to identify areas where moisture intrusion is occurring and how severe the damage may be. If ignored, it can seriously damage a home’s wood structure through rot and mold within the wall cavity.  Depending on the needs and concerns, both non-invasive and invasive methods of testing can be explored to provide you with accurate information about any moisture intrusion issues with your home. Once inspection data is in hand, our experts help you decide which repair option makes the most sense for your specific situation and budget.
In all of these situations, Barrier Exteriors will first rebuild and improve the wall design of your home, and then install new James Hardie siding, stone, stucco or a combination that fits your desired design and budget.

At Barrier Exteriors, our repair experts know and understand the importance of quality craftsmanship, and we pay careful attention to the details. We take genuine pride in offering repair solutions that will help you maintain the lasting durability and beauty of your home’s exterior for years to come. Best of all, our work is fully guaranteed.
